We're gonna have bowls of candy in EVERY room! I CAN'T WAIT.

But wtf do I do to get a house? ;o
You guys are old, right? How do I even SEARCH for a place? How do I move in? C'mon. Protips!

I've gotten all my apartments via Craigslist. Search for ones you like and call the people to set up a showing. They'll walk through the house, and it's important to find out:

Monthly Rent
Utilities Cost
Deposit
Other stuff I'm sure I'm forgetting like their repair policy or anything

Then you'll sign a lease for usually a year. Then you just give them their money every month before the first.

Oh, and you've also gotta call your energy provider/internet people and set up through them. Some apartment complexes cut deals with these companies- mine gets me $30 off on cable and internet.

Don't be freaked out of the lease is like 4 years or something. The lease I signed is a 4 year contract with a back-out option every year, so I'm not locked in that one place for 4 years in case I hate it.

I'm actually currently searching for a place to live with my girlfriend. She does most of the work but here are some tips I can give:

Make a list of what you consider most important about your new place. Every time you go tour a different place, give it a rating on various qualities. For instance, having two bathrooms was extremely important for us, we're also moving in with another friend, so any place that didn't have that was out right away. Just make sure you are thorough with your search. You don't want to make a quick decision and then see your perfect place a week after you move in lol.

Also you can search for places on websites like www.forrent.com, or like Santoro said craigslist.

Well I found a place and am working on getting it so I can move in by like mid-next year (Actually, my friend is doing this cuz he's the smart one.). Me and my friend both agreed that once the house is secure, we're gonna pool all our funds into Stormtrooper armor and party.

Make sure everything that you talk about with your landlord is written down.

For example, if he says ok on pets then make sure that's on the lease and exactly how many pets and all that. If he says yes to tacks in the wall make sure the lease covers that too. etc

I had a landlord that said yes to a few things not written down(which I wasnt aware needed to be), then he got fired and a new one came in telling me I need to get rid of my pets, etc etc because it wasn't on the lease. I brought him to 'court', forgot what the name is for disputes of this kind, and won against him. He changed the lease after that for me.

Big stress over dumb things. If I had known ahead of time I would of made sure, but this is my first apartment.

Oh, you mean you're BUYING a place, as in to own, and not rent? Why the **** are you asking us to help, then, lol. We're all students or live at home...

I rent an apartment and live alone. Be a good tenant and you will not have problems.

to qualify for an FHA mortgage you need " I think " am minimum credit score of around 630, but most lenders wont really feel comfortable with anything less than a 640. and have stable employment " so they need tax reports from those who will be on the contract. also note if your self employed " sole proprietor " you need at least 2 years of tax statements.

It's obvious to get that approval, and depending on how much the house is your wanting to buy you could me looking at anything between a 10 to 15 percent downpayment ( though interest rates are uber low NOW, though expected to spike over the summer to higher levels)

so your looking at a need of around 10k or so...There MAY be initial cost needed for closing fees ( sometimes the seller covers but not always) as well as inspectors and appraisers ( again sometimes covered by the seller bot not always.)

once your under contract and have your approval for the mortgage loans it's more or less a pain in the ass series of paperworks, and back and fourths while a closing date is pending, at that point you will also need to get home owners insurance.




if you need something to help boost credit: pay off any debt you have, and dont generate more. if you are in payments on anything like student loans and such make sure your up to date on those. If you need the credit and dont have a card, take out a secured card through your bank, and charge something small like 30, 40 bucks on it, then pay it off after like a week this will force through an early report on credit activity.. but other than that just sit on it don't go spending like mad.

remember too that pulling the credit scores will actually cause temporary drops in your score as well ( it seems stupid, and I don't know why actually, but it does)

there are tons of other things that go with all this but I dont want to get too overwhelming.
